There is a popular stereotype that if you remove the parking, the shops will go bankrupt, because no one without a car will come to them. Of course, this is not the case; moreover, everything is absolutely the opposite. If you remove the parking, customers will only be more.
Remember how, at the dawn of the reconstruction of streets in the center of Moscow, we were frightened by traffic collapse and a dying business on the first floors? Every day, district groups were torn from reports of how the city would die out without parking and who needed broad sidewalks with zebras in the city with two months of summer. Some deputies even promoted on this topic and suggested driving out architects and urbanists and returning everything as it was. How nice that we have already experienced!
The past years have shown that business not only did not die from restoring order and priority to pedestrians, but very much the other way around: the price of real estate increased, and the number of empty premises decreased.Dear boutiques had to move out, but now several other companies claim for one place at once!
The experience of the program “My Street” is quite unique for Russia, many solutions were used here for the first time. Therefore, one typical error was made for such projects: before starting work, no comprehensive studies were conducted to track the result. Therefore, the results of street reconstruction are often learned from third-party sources, such as traffic police bases, public transport passengers, or realtor bases. The research center learned from the database on restaurants, rental rates and the analysis of commercial real estate, the impact of new pedestrian zones, calming traffic and the introduction of dedicated lanes.

It turned out that the number of pedestrians on the streets increased. Global studies have long shown that people in cars spend more money in the store at a time, but pedestrians and cyclists shop more often and end up leaving more money in the stores. For example, on the streets after reconstruction, the growth in the number of catering establishments was 26-41%, and on uncomfortable streets - only 4%.

It became possible to get more services on the streets: in 2015, on Novy Arbat, only 1% of the premises provided services to residents, and in 2017 - 12%.

The number of empty business premises dropped from 14% to 6% - also a success!

Calculations show that in just a couple of years the situation with the business and the price of real estate is definitely improving, but this is a short-term effect - in the long run, the advantages should be even greater!

In winter, unexpectedly for many, people also walk the streets! On the way to a date, to work from the subway or just walking - people began to walk more and more often, so the business is not empty even in winter.

If everything is so good, then why were people afraid? The answer is simple: we are conservative and love to judge based on personal experience, not data. When the city begins to do something new, then fantasy immediately draws the most terrible options to justify leaving everything as it is. Even if “as is” is bad and terrible. New interchanges on the streets, underground passages and parking on the sidewalk just leads to the extinction of business, deterioration of quality of life and other negative consequences, but they have been doing this for a long time and it has become boring, but for the first time in 50 years they returned to normal.

However, many go to the store by car, so we are sure that everyone else does the same - this is a typical problem. This happens not only in our country - in European cities this took place in the last century, now they are more cautious about reconstructions and have a scientific basis. For example, in Dublin, shop owners on Henry Street were asked to assume the proportion of buyers per car. The owners answered 19%, but in fact it was only 9%.

In London in 2011, the local public transport department conducted customer surveys in 15 districts of the city. It turned out incredible: the buyer on the car really spends more money in the store for one trip. But a pedestrian, cyclist or passenger of public transport buys more often and cumulatively leaves about 5 times more money in stores. This is well written in the book “The Battle for Cities” by Janet Sadiq Khan - the numbers are taken from it.
